A periodic (monthly) report monitoring construction and providing a funding recommendation based on processing of the Contractor’s Application for Payment (AIA G702/G703). The report will keep the client informed on job progress, construction related issues/problems, schedule, testing, and update of construction documents received (building permits, certificate of occupancy, change orders) during the course of construction.
A detailed report outlining the scope of improvements, the physical condition of the property, and an evaluation of the architectural, civil, structural, mechanical, electrical, plumbing, and life safety systems. Includes a listing (with cost estimates) of recommended immediate/deferred repair items and recommended improvements to bring the property to a serviceable condition. Includes an evaluation of the property with regard to ADA requirements. Also includes a Capital Replacement Schedule outlining building components requiring replacement for a stated term (7, 10, or 20 years).
This service is designed for projects under construction in which the client takes involvement by acquisition, equity contribution, etc. and/or for properties in distress or foreclosure. This report scope is basically a combination of a front-end document review and monthly progress report to document and inform the client on the status of construction and due diligence. Areas discussed will include progress to date, permits issued, construction schedule, executed change orders, pending change orders, construction testing performed, any construction deficiencies, and overall project completion. This report will also provide concurrence (or issues) with the Contractor»s most recent Application for Payment.
